WHAT ARE THE MINIMUM LAND SIZE REQUIREMENTS?
These measurements do not apply in some cases of a backyard subdivision. Here, there are actually no minimum size requirements. Rather, the site is required to meet the standard in town planning for subdivision in Victoria.
In order to subdivide a backyard, the local council will generally require a town planning permit (you can find more information about town planning permits here).
As part of the town planning process, the local council considers many factors such as the proposed use of land, impact on immediate neighbours and the general neighbourhood and any restrictions or overlays on the land.
There may be many possible overlays. For instance, some overlays require a minimum garden space, or the site may be subject to an airport overlay which could limit the potential to subdivide.The local council plays a major role in any subdivision. Generally there is good potential to subdivide around Melbourne and even across Victoria, so it is definitely worth consideration.
