DUAL OCCUPANCY
Dual occupancy typically refers to the building of a second dwelling behind an existing dwelling. Just like subdividing land, there is no minimum land size required for a dual occupancy development.
Rather, the key factor is the width of the existing driveway which dictates access to the entire site and the minimum requirement is three meters. However, this requirement can vary depending on other factors such as the positioning of the existing house in relation to the overall site which then impacts how the balance of land may be utilised. DUPLEX, SIDE BY SIDE DUAL OCCUPANCY?
Duplex designs, also known as side-by-side dual occupancy, are becoming a very common. Side-by-side dual occupancy is a smart way of construction but typically requires demolishing the existing house.
Adding a second cross over (drive) will add value to both dwellings. Dual occupancy also requires a town planning permit after which both dwellings may be subdivided.
Side-by-side dual occupancy is restricted in some areas of Victoria. Key determinants include the width of the overall site and the existing neighbourhood character.
